Application for outline planning permission with some matters reserved

National Requirements

 

  • Completed form (2 copies to be supplied unless the application is submitted electronically)
  • A plan which identifies the land to which the application relates drawn to an identified scale and showing the direction of North (2 copies to be supplied unless the application is submitted electronically)
  • A copy of other plans and drawings or information necessary to describe the subject of the application (2 copies to be supplied unless the application is submitted electronically) including:
    – Block plan of the site (e.g. at a scale of 1:100 or 1:200) showing any site boundaries
    – Existing and proposed elevations (e.g. at a scale of 1:50 or 1:100)
    – Existing and proposed floor plans (e.g. at a scale of 1:50 or 1:100)
    – Existing and proposed site sections and finished floor and site levels (e.g. at a scale of 1:50 or 1:100)
    – Roof plans (e.g. at a scale of 1:50 or 1:100)
  • The completed Ownership Certificate (A, B, C or D – as applicable) as required by Article 7 of the Town and Country Planning (General Development Procedure) Order 1995
  • Design and Access Statement, if required
  • Environmental Statement – if required
  • The appropriate fee
  • In addition, where Ownership Certificates B, C or D have been completed, notice(s) as required by Article 6 of the Town and Country Planning (General Development Procedure) Order 1995 must be given and/or published in accordance with this Article

  • Affordable housing statement - Residential 15 units and over/sites 0.5 ha and over
  • Biodiversity survey and report - All
  • Flood risk assessment - All sites Flood Risk Zones 2 & 3/sites 1 ha or more Flood Risk Zone 1
  • Heritage Statement  - All applications affecting heritage assets
  • Land Contamination assessment – For a all sites within 250 m of a landfill/where former uses may have contaminated/ are known to be contaminated
  • Retail Assessment – Retail Impact Assessment for all applications where retail space over 1000m2 is proposed and Impact Assessment for all applications where Leisure and Office space over 2500m2
  • Transport assessment  - For the following categories of development:
    50 residential units
    2500sqm B1 and B2
    5000 sq m B8
    1000 sq m retail
    2500 sqm educational
    2500 sqm health
    500 sqm/5 bed care homes
    1000 sqm leisure
    all leisure stadia
    Other commercial 500sqm
  • Travel Plan – For the following categories of development:
    50 residential units
    2500sqm B1 and B2
    5000 sq m B8
    1000 sq m retail
    2500 sqm educational
    2500 sqm health
    500 sqm/5 bed care homes
    1000 sqm leisure
    all leisure stadia
    Other commercial 500sqm

  • Tree survey/Arboricultural implications – For all sites where trees are to be lost or may be affected by development
  • Ventilation/Extraction statement – For all A3, A4, A5, B1 and B2 uses
