From 1st October 2008 landlords are required to provide an Energy Performance Certificate when they rent out a home.
An Energy Performance Certificate (EPC) gives information on the energy efficiency of a property you want to let.
What does this mean in practice?
You need to provide an EPC whenever a home in the social or private rented sector is let to a new tenant.
An EPC is only required for a property which is self-contained. It is not required when a tenant rents a room and shares facilities, where a tenant has a separate contract with the landlord.
You must make the EPC available
free of charge to prospective tenants at the earliest opportunity. This should be when they are first given written information about the property or view it, and before any rental contract is entered into.
